Probate

You are the freeholder, intermediate leaseholder, or leaseholder of a property, and need valuation advice for probate purposes.

Valuations for Probate – Report.

We are able to provide valuation reports for probate purposes.

Valuation for Probate.  Process to calculate Market Value.

We are able to report on the Market Value for probate purposes at the required valuation date.

In order to calculate the Market Value for probate purposes, we as Chartered Surveyors, Regulated by RICS, with Registered Valuers that are experts in Valuations for Probate Purposes can:

  1. inspect the flat / house / building;
  2. calculate the floor areas;
  3. research the market;
  4. consider the implications of any tenant’s improvements; and
  5. report on the Market Value for probate purposes on the relevant valuation date.

We take account of rental income, the value of the reversions, development potential, other income, “Hope Value” for the possibility of future premium receipts, and any other factors that impact on Market Value for probate purposes.  We also have regard to the terms of the leases, deeds of variation, and licences for alterations etc.  We advise on the Market Value for probate purposes at the valuation date.  We are also able to advise on the likely cost of extending leases (flats) or enfranchising (houses, or blocks of flats)
