Valuations – Other.  Process to calculate Market Value / Value.

We are able to report on the Market Value / Value for a wide range of purposes at the required valuation date.

In order to calculate the Market Value / Value for the required purpose, we as Chartered Surveyors, Regulated by RICS, with Registered Valuers that are experts in Valuations for a wide range of purposes can:

  1. inspect the flat / house / building;
  2. calculate the floor areas;
  3. research the market;
  4. consider the implications of any tenant’s improvements; and
  5. report on the Market Value / Value for the required purpose on the relevant valuation date.

We take account of factors that impact on Market Value / Value for the required purpose, including the terms of relevant leases, deeds of variation, and licences for alterations etc.  We advise on the Market Value / Value for the required purpose at the valuation date.  We are also able to advise on the likely cost of extending leases (flats) or enfranchising (houses, or blocks of flats)

Market Valuation: Reported on the Market Value for bridging loan purposes of a six bedroom, 15,000 ft2 Gross Internal Area house situated at St Georges Hill, Weybridge.

Market Valuation blocks containing Apart-Hotel rooms: Undertaken a Market Valuation of blocks containing Apart-Hotel rooms, including advising on floor area discrepancies, and that it may be difficult for the lender to sell the leasehold security in the event of default, if the borrower also remains the freeholder.
