Profile / Experience: | Over 31 years’ experience in the property industry. Advises freeholders, leaseholders, intermediate leaseholders, investors, lenders and insurers on all aspects of property activity.
Residential lease extensions, enfranchisements of houses and blocks of flats, including advice on qualification, strategy, process, valuation, apportionment of premium, negotiation of settlements on a statutory or voluntary basis, the giving of expert evidence at tribunals, negligence claims, and for enfranchisements, on the setting up of systems for ownership and management. Valuation, including for accounts and taxation purposes, probate, the Right of First Refusal; for expert witness / and or litigation, such as relating to lease extensions and enfranchisement, negligence, disturbance, matrimonial disputes, alterations or additions, misrepresentation, breach of covenant, property management, service charge and other matters. Management of residential, commercial and mixed use property; residential and commercial rent reviews and lease renewals; mediation; and consultancy. Understands negotiation arguments from all perspectives as not tied to a residential agency. Acts for all categories of owner, and initially worked as an agent, prior to University and qualification. Carefully considers the implications of arguments on value, before employing them in negotiations. Where appropriate, prepares considered cost benefit analyses of the merits of settlement, or proceeding with First Tier Tribunal (Property Chamber) / Upper Tribunal (Lands Chamber) hearings. Fully understands the impact of service charge and property management issues on value, having considerable experience of residential and commercial management. |
